Pam Moss has done a great job for me and relatives, with difficult properties and transactions.
1. She managed to sell a property which had stumped other realtors. Boundary issues, extra structures with uncertain legal status, an easement or patch owned (it was unclear which) in the middle of a neighbor’s front yard, and possible water rights, issues with the County, and much more. Yet she got it sold.
2. She managed to sell an investment property with multiple problems. Septic issues, permit issues, tenant issues, multiple owners with differing goals, and much more. She got it sold for maximum price.
3. She oversaw the extensive rehab of a distressed home and sold it for an exceptional price.
4. She helped me do a 1031 tax deferred exchange, buying one property in L.A. while selling another in Northern California. This was a messy transaction involving multiple parties, “subject to” conditions related to yet other RE, personality conflicts, delicate timing problems and more. There were many problems and Pam solved them creatively, one after another.
5. Very recently Pam helped me sell an industrial building with many problems. That also involved a 1031 exchange. She helped manage many problems created by the buyer, a government entity which created many hurdles and delays. She steered the transactions the whole way. It was a pleasure to work with her and I am working with her now to identify and buy the 1031 “replacement property.”
None of these transactions was routine or simple. All were complex and presented many issues. Throughout all of them, Pam proved knowledgeable, professional, scrupulously honest, and excellent at solving problems. (Even better, at helping me avert problems in the first place.) Although not a lawyer, she has an amazing knowledge of RE laws and regulations (used to be a title company officer), of building construction, rehab, remodeling and government processes. More, she has strong “people” skills in dealing with all sorts of buyers, sellers, contractors, government departments, escrows, title companies and etc. I would highly recommend Pam Moss’s services to others.

Ms. Moss has worked as my representative on two real estate transactions. The first was an equestrian facility and the second was the adjacent acreage. Pam worked on a recent year-long negotiation of a purchase and sale agreement of a corporate parcel, coupled with a purchase option agreement from the buyer of an easement for future roadway widening on an adjacent parcel.
